Working with property managers

Property management groups need grinding done quietly, on schedule, and without complaint calls from tenants. We get it. We work outside of peak hours when needed, post signage at job sites, and finish what we start the same day. No half-done sites left for the weekend.

We're also happy to work directly with your in-house maintenance team — drop the chips where they tell us, grind to the depth they need, and stay out of the way.

HOA stump grinding

HOAs typically get a budget approval first, then schedule. We'll quote per stump or per route, send a single invoice for the board, and handle the residents directly if needed.

Schools, churches, and parks

We work around your events. Most school grinding happens on summer break or weekends. Church grinding happens Monday through Friday. Parks we coordinate with city staff.

Storm response for property managers

After a big wind event, we'll triage a portfolio — drop everything else if you have a tenant safety issue and grind the worst stuff first.

Site protocol on occupied properties

Commercial grinding happens with people around, which changes how we set up. Cones and a sign go out before the wheel spins, chip fallout gets tarped or shielded on the side facing parked cars and entry doors, and we work the far end of a lot first so tenant traffic isn't cut off. On school and church campuses we grind between events, not around them. Every stump gets a walk with the maintenance lead first so we know where the irrigation main, the fiber lateral, and the parking-lot lighting conduit run — those three account for nearly every commercial-site surprise.

Depth specs for commercial ground

Turf islands and boulevards get the standard 6–8 inches below grade so the landscape crew can sod over it. Anything that's being repaved, re-curbed, or built on goes 18 inches plus with lateral roots cut back from the footprint, because asphalt over a decomposing root crown telegraphs a dip within two seasons. Stormwater pond perimeters and detention slopes get graded finish work so the bank doesn't scour.

Pricing, paperwork, and route rates

Commercial jobs are quoted per stump for small counts and at a route rate for portfolios — typically $60–$110 per average stump once you're past five stops, with a documented completion sheet per address. A full apartment-complex or campus route usually lands between $800 and $2,500. COI within one business day, PO numbers honored, Net-30 standard, and one consolidated invoice per property or per portfolio, whichever your accounting prefers.

How commercial differs from residential work

Same machines, different constraints. Residential is one yard, one homeowner, one hour. Commercial is a mapped list, scheduled access windows, liability documentation, and finish standards set by a landscape contract rather than a homeowner's eye. If you manage a handful of single-family rentals, residential grinding pricing is usually the better fit — call and we'll tell you which side of the line you're on.
